Sales of waterfront properties, meanwhile, rose 25.1 per cent from a year ago to 224 units in July 2015. This was also a new record for the month. Waterfront activity has only surpassed the 200 mark in a single month a handful of times in history.
Year-to-date sales of waterfront properties were running 21.6 per cent ahead of the same period in 2014, marking the best first seven months of any year since 2002.
“While it’s not unusual for non-waterfront sales to decline from June to July while waterfront sales continue to climb into the summer, this year’s June to July pullback in non-waterfront sales was unusually large, reflecting the combination of a very strong month of June and a quieter than average month of July,” said Tom Wilkinson, President of Muskoka Haliburton Orillia – The Lakelands Association of REALTORS®. “Meanwhile, waterfront property sales are in the running to set a new annual record this year.”
The median price for residential non-waterfront property sales was $235,500 in July 2015, up 9.3 per cent from July 2014.
The more volatile median price for waterfront sales was $341,444 in July 2015, down 13.6 per cent from July 2014.
The dollar value of all residential non-waterfront sales in July 2015 totalled $30.8 million, down 30.3 per cent from July 2014. This was again due to a record dollar volume last year.
The total value of waterfront sales was $112.6 million, up 23.6 per cent from last July and the best July on record and the first time that July dollar volume has surpassed $100 million.
